Development Services
As far as we know TCG Financial Services is the only Company
offering ‘all in one’
service.
How ‘all in one’
works?
You have some land with equity and want to build. You must
get a permit, contractor, construction financing and arrange
for utility hookups. This process will eat up many hours and
often you’ll never know what’s best for your situation.
Is your contractor competent? Will your lender meet all your
needs? Are there hidden county, city, utility, and permit
fees?
Contractor Roulette
California has many contractors. Knowing what one is right
for your situation can be difficult. Other concerns are your
contractor’s ability to execute the contract on time
and within budget.
Lending institutions
Construction financing is difficult due to the varying guidelines
of each lender, all pay on draws but not all draws are created
equal. You must digest a mountain of information and try to
determine what’s different about each loan. Guidelines
vary from lender to lender. Factors to consider include rates,
guidelines, months of review before loan approval and many
more. Will this program work with my contractor’s demands
for money?
Permit
Permits are normally a long, drawn out process. Getting your
permit is included in the ‘all in one’ program.
‘All in one’
You’ll have one ‘all in one’
price for all these services. In most cases you save
money with our program. Remember there’s a good reason
most won’t ‘owner build’. It’s risky
and full of details that most are not trained or capable of
doing. That’s where we can help with our years of building
experience, we effectively communicate with the contractor,
handle city planning, building and design review committees,
arrange for utility hookups, make sure contractor and subs
are paid on time, make sure the funds are available and many
other details, and at a price you never thought possible.
With ‘all in one’
you never have to worry about having the money from the lender
on time. With ‘all in one’
you just deal with a principal from TCG Financial Services
and not your lender and your contractor. Over the years we
have paid millions of dollars to contractors and have established
long term relationships.
